Department Overview

The Real Estate Portfolio Manager is the subject matter expert for real estate related issues and is accountable within the assigned Field Office(s) to develop plans and set goals to optimize the existing asset/real estate portfolio, including but not limited to:

 

Development and execution of strategic long-term reinvestment recommendations (LTRE Vision Plan) in partnership with the Reinvestment Construction COE for all restaurants.

    • Identify restaurant specific site enhancements that will increase customer convenience and maximize profitability, including acquisition of Additional Real Estate as necessary.
    • Strategic Market Planning and identification of restaurant relocations and closings.
    • Provide support and trusted advisor to the Reinvestment Construction COE and Reinvestment Coordination COE.
    • Provide support and trusted advisor to the Asset Manager.
    • Provide support and trusted advisor to Field Office Leadership and other key stakeholders.
    • Provide support and trusted advisor to Owner Operators.
    • Protect the portfolio and defend challenges to McDonald’s property rights by municipalities, individuals or third parties.

    This position will manage one or more Real Estate Portfolio Supervisors and others as needed, within the assigned Field Office or territory

This position reports to the Senior Manager, Real Estate Portfolio COE.

 

Principal Accountabilities:

 

In addition to following McDonald’s policies and procedures, principal accountabilities include, but are not limited to:

  • Enhance the customer experience, convenience and relevance by protecting and optimizing the existing real estate portfolio, while maximizing system profits, income and return on investment.
  • Create, lead and execute the annual Field Office Development Plan, including rebuilds, remodels, site enhancements and closings, in partnership with the Reinvestment Construction COE and Reinvestment Coordination COE
  • Lead and maintain the Field Office LTRE/Vision Plan
  • Lead the annual Closing Plan in partnership with Field Office Leadership and US Controller Group
  • Partners with Franchising and Field Office Leadership regarding New Franchise Term reinvestment decisions
  • Participation in the Annual Field Office/Development Strategic Alignment Meeting
  • Develop innovative approaches to increase profitability through available government programs, ancillary uses, and other initiatives.
  • Manage and adjust workload among team members while still meeting team and Field Office goals.
  • Ensure quality of negotiations and observance of legal standards.
  • Lead outsourcing costs by focusing on specific activities, aiming for critical performance measures, and ensuring continuous improvement.

Staff Development:

  • Manage and evaluate the Portfolio Supervisor staff including recruiting, retaining, goal setting and training, developing and coaching.
  • Lead all activities to maximize performance.
  • Create programs, policies, and procedures to maximize the value of the real estate portfolio.
  • Establish training programs.
  • Cultivate the Team approach.

Process Management:

  • Identify improvement opportunities to customize processes based on the needs of the team.
  • Analyze the financial implications of proposals and give direction and support to Portfolio Management staff and recommendations to Legal.
  • Run departmental budget.
  • Align Department goals with the US Development strategies.

Relationships:

    • Maintain regular communication with Field Office, Asset Management, Legal, Construction Reinvestment COE/Reinvestment Coordination COE Property Management Legal Team and other key stakeholders to insure effective working relationships.
    • Provide direction and guidance to outside consultants as needed.
    • Participate in external Real Estate Management organizations to stay current on property rights and industry standards.
    • Communicate Portfolio Management scorecard updates to the Corporate, FET and Regional teams.
    • Develop and maintain relationships with local real estate broker network.

Qualifications

  • Education: Four-year college degree in a real estate related field is expected an advanced degree is preferred.
  • Additional diversified business, real estate, legal, construction, and or financial experience is desirable.
  • Experience: Ten plus years of commercial real estate experience, including position(s) requiring extensive analysis and direct decision making recommended.
  • Competency in commercial retail lease negotiation.
  • Experience in successful team leadership and goal achievement in a commercial real estate setting.
  • Skills: Proficiency in all aspects of retail commercial lease/contract analysis and negotiation; strong people management skills;
  • Excellent written and verbal communication; competency in use various commercial real estate computer-based tools and programs.

The expected salary range range -$127,332.00 - $159,165.00 per year
